Common Questions

Everything you need to know about habitability inspections, compliance, and how we can protect your property investment.

Get in Touch
What is a habitability inspection?
A habitability inspection evaluates the safety, functionality, and compliance of a rental property to ensure it meets local and state regulations for tenant health and safety — covering electrical, plumbing, HVAC, structural, pest, mold, and more.
Who needs one?
Landlords, property owners, and property managers — especially those in LA County where the Rental Housing Habitability Program mandates routine inspections every four years for rental properties in unincorporated areas.
What if issues are found?
Our report highlights every issue with a clear severity rating, corrective action guidance, and recommended timeline. We can also recommend trusted contractors and provide follow-up inspections to confirm repairs.
How often should I schedule?
Annually or before transitioning to a new tenant is ideal. LA County requires inspections every four years for unincorporated rental properties. We send reminders so you never miss a deadline.
Can this help prevent legal disputes?
Yes. A certified inspection report with photos, timestamps, and professional findings is powerful documentation in habitability litigation. Our team includes certified inspectors available as expert witnesses for civil cases.
What are the key legal protections I should have?
Ensure your insurance covers habitability claims, add an arbitration clause to leases, create an addendum limiting attorney fees, and require written repair requests. These steps, combined with documented inspections, form a strong legal defense.
Do you serve all of Los Angeles?
Yes — we serve all of Los Angeles County including the City of LA, Santa Monica, Inglewood, Westchester, Playa del Rey, Playa Vista, Redondo Beach, Huntington Beach, and surrounding areas.
